$250 for silver is crazy, unless that's a 2030 forecast based on lots of use for silver in solar, etc.

I think copper and EV's is more likely to rise bigtime. And don't forget subsitution effects as something gets pricier.

Personally I am stacking lumber these days. Harder to find room for it though.

Emmer Brothers Cedar, a lumber yard in Belgrade, is facing its busiest year for the second year in a row. The only problem is that the supplier, which specializes in cedar, can’t get any lumber.

“Products just aren’t available and once we sell out there’s nothing to replace,” Manager Kari Doll said. “Or, the price has skyrocketed since the last time we bought it.”

Following a national trend, Bozeman suppliers, contractors and do-it-yourselfers are facing a shortage of lumber as prices spike.

“It was the perfect storm,” Doll said. “Everybody quarantined said ‘let’s all move to Bozeman.’ Construction has been crazy and the price of materials have skyrocketed.”

More like, 'everyone's quarantined and/or working from home, there's nowhere to go, and nothing's open, might as well do the home remodeling project we've been putting off for the last 5-10 years' x 150 million.

I just looked up 4'x8' sheets of 7/16 OSB. $45 each.

masterswimmer A Caretaker, can't take it with me

I'd buy every sheet of OSB at that price. This is our HD today:

I've been looking to build a house that is a little bigger with a much bigger yard to put a shop. I am looking to build with metal or concrete. I've found those materials have also skyrocketed but the labor costs are so much less that it pencils out. Then we won't have to deal with all the wood issues when we are done.
