Found a dime with around 40-45% brockage on the obverse side. Any ideas on the value?

    That's not a Brockage.. It's damage
If it's incused into the field its a vise coin. Meaning another Dime was pressed against it after it left the Mint..
If it's incused but raised above the field it's adhesive. The image from another Dime on glue.. Can't tell well with your pictures.

Yep, what Paddyman said. I'd go with the glue theory as the spread is so uneven.

Even if the one dime letters are raised? Also, the reserve side is normal.

If you mean the ONE DIME on the obverse, those letters are reversed and it isn't possible starting with incuse reversed lettering in the reverse die to end up with raised reversed lettering no matter what combination of strikes, brockages, counterbrockages, clashes, counter clashes etc you try. So the ONE DIME on the obverse can't be raised lettering.

Thank you. It sure looked like it was raised but it makes sense now. Your info will definitely help in future coin roll searching!
