I think it would grade XF40, but green spot and other green casts areas are probably PVC damage from previous storage of the coin. [ATTACH]
I would say 90% of older key & semi key coins will hold their value or increase over the years. Even during hard times like recession &...

I have about 6 1937's slabbed that have a sharper horn & split tail. These look too flat & worn to me.
I see signs of wear on the Obv & Rev (horn & tail) VF-XF in my opinion
