I was looking at prices for the 2012 Set. What makes it so special to warrant 4 times the price of any other set on ebay? What happened in 2012?

If you are referring to the 2012 Limited Edition Siver Proof Set, the name says it all however, that doesn't mean the price is well into 4 or 5 times the issue price. Be aware that just because these dingos on Ebay or otherwise state the coin or the set is "rare or valuable" due to low mintage doesn't mean it is. In this case, the 2012 set is actually worth at least $400 due to limited sets and also date back more than 3 years and availablilty is very low.
Look at grey sheet on this one........ sold one at the last show and yes they are quite $$$$ like 275 +/-
The mint closed out the set early and without warning, prompting many to think the set was (is?) rare, but at 395,000 (or so) sets minted, there's plenty to go around. Be not fooled (and snookered like I was with the 1999), wait your day to pick one up at a reasonable price.
I just need to remind folks that at one time the 1999 Silver Proofs sets were commanding $450. Give it a few years and prices will come down significantly but as of today, the general "belief" is that these are rare. I speculate that they are not really as rare as some would have you believe and that in reality, most folks probably don't really "need" to have one since that is what appears to be driving the current prices.
Whats odd is that the 2012 clad proof set was also a relatively low mintage and currently carries a high premium, but the 2014 clad set had an even lower mintage and still sells for about the same as the original price...
