FF, with the way the market is, so incredibly seller weighted, maybe you should consider making your next offer without your selling contingency. Since the market is in the sellers favor I'd assume you would benefit from multiple offers on your home sale too. It might make your offer on a purchase much more favorable to the seller.

Turns out the sellers took an offer that was $17,000 lower than ours but didn't have the contingency offer. I'm sorry, but that kind of a risk is just nuts.
Do you know that the other buyers had a home to sell? Maybe they were first time buyers, or maybe they already were in contract on an existing home? Your risk is incredibly calculated at this time. As one of the rare times in economic history it's not only a seller's market, but interest rates are still very low. I would venture a guess you should have just as easy a time selling your home as any other seller. Unless of course your home is undesirable for whatever reason, or you've got it priced unreasonably high.
We don't know if the buyers were first time buyers or not. Just assuming a 20% down payment on $693k, that would have been almost $140k. I doubt anyone renting would have that kind of liquid cash to just drop. Who knows if the offer that was accepted had no contingency or not. Our agent asked but hasn't heard back. As for our neighborhood, we are in an extremely sought after area. The house across the street just sold for $45k over asking.
I think that is cool. Myself, I would hold on to it... just for a conversation piece. I understand the frustration of losing a house you made an offer on. We did the same on a couple of homes in Tennessee to higher bids or cash offers. We are now in the last phase in getting a home and it feels so good. Praying that you will get a home soon.
Nope. We were waiting to find a place before listing ours. I don't want to send up selling when we don't have a place to go to. Crazy, I know...
I personally think this is a good market to be looking at the same time you're listed. Just because you're listed doesn't mean you are required to sell, until contracts are signed. There's lots of ways to delay either end of the deal.
