    I totally understand as for me and the wife I be happier in a 2 BR condo. With 4 bedrooms 3 baths 2 car garage is more than I care to own these days.

    Lol yea I live in the area too. Traffic is miserable. Rosslyn can be an hour outside of DC somedays. I don't know how all those people commute from Annapolis or Gainsville or Fredericksburg every day. I can't even count the number of times it has taken me almost 3 hours to get home from DC when it should be a 20 minute drive.

    Why? The line of credit isn't there for a lot of young people because they are buried in delinquent student debt. That money ain't free despite what a lot of institutions of higher learning have acted like.

    Mostly because the old notion that American life is getting married, buying a house and having kids is gone. In fact the housing market is probably going to bottom out hard again with the next 15-25 years. The notion that people are going to downsize is also becoming outdated, when the boomers want to downsize or begin dying off there's simply not enough buyers among the generations after them that can even afford to take on a housing payment let alone get approved to do so to buy up those houses.

    It's also all influenced by the absolute ticking time bomb that is student loan debt. Anyone whose been in school anytime between the great recession and now has probably got a look at that first hand among your fellow students, I know I have. It's the same approve anyone regardless of not only future ability to repay, but also ability to even be in school. A literal almost carbon copy of what was used for housing that caused that entire mess, but what could go wrong this time? Yet instead of banks it's the government who made themselves and the taxpayers the primary first line credit lender of aid doling out the money. Just for a laugh even if you don't intend to go to school contact a local or online college feigning interest and watch how doggedly they will pursue getting you enrolled. A warm body with a pulse is all pretty much literally all they need to accept, enroll and approve someone for government student loans now a days.

    Let's cut through the crap. The bottom-line is the economy sucks! Which means no jobs (unless you have a critical skill) to pay back those student loans. I can completely understand you and others believe the American dream is dead, when we have a committed socialist running for President! Bernie will save you!

    Up to 6 months ago I ran Northern Virginia MWF and DC T TH. I would leave 5 no later then 6 am to hit these areas.
    I can tell you horror stories......people think LA is bad Ha!
    The morning of the Freedom concert I hit the DC city line at 550am. The plan get across town and out by 11 am.
    Ha..... at 6 am they were already road and streets closed for a concert that started at 8 pm.
    When the Pope visited another fun day , the day the postal worker landed his egg beater on the Capital, the power failure , the earth quake, etc etc etc..... 3 inches of snow and it's the end of the world. One day during a snow storm of just 3 inches there was also an underground fire that knocked out all traffic lights mid town.
    For those of you whom have never Navigated DC well it's NUTS. Knock out the traffic lights at Dupont circle and the only thing that will keep you alive is the hope of dying.

    But I will say this as I do travel for my line of work. Back in October I had to fly down to Austin Tx. I was oh cool. I have cousins down there, good music, and traffic from HELL! 2.5 hours to go 8 miles,on an interstate. Later after filling up on great Texmex I realized that I'll never volunteer to do that trip again!
    No matter where you go it's a toll road. The speed limit is 80 , you're in a rental car that is 3 squirrel power,and people are passing you where all you see it light trails.
    BTW Austin is #10 worse traffic in the USA :) Great Texmex

    Threads like this befuddle me. Who asks a bunch of people he doesn't know an impossible question to answer without knowing all the gory details?

    Find yourself a trusted family member or close friend (or financial advisor) and ask them. No one here knows enough details to make an informed reply, and I am reading a whole lot of anecdotal story telling with little relevance to your particular situation.

    Ken make sure you take notes when the train hits Lorton Va till you pass Baltimore . Look out the window the cars you're passing are standing still. :)

    Florida is quite the same. I was commuting to Tampa for the FUN show back in January and was just keeping up to speed with the traffic.......Holy Lord, I'm doing 85! These guys are nuts down here........

    I got to work in Austin in the late 1970s, just before the population explosion. Was back a few years ago and recognized almost nothing except the Capitol.

    I bought my house almost 16 years ago. I borrowed some money private as a bank wouldn't touch a self employed 24 year old with very little credit. I paid that loan off and haven't had one since. That and a car payment on a truck I bought when I was 19 and made every payment on time is all I ever owed on. I own everything clear. And now I'm making good money and am very well established in my businesses I can afford to buy coins. At times. If I got extra I'm buying. If not no. I look at them as my retirement or emergency fund. If need be

    As to traffic. 84 from Hartford to Danbury sucks. And 495 or 95/128 in mass sucks And so does Houston. My girlfriend lives between Houston and Austin. It's nice to be able to go 90 without some dumbass going 20 mph under the speed limit like they do so often in New England

    Yes.

    But the house wouldn't be very big.

    And it would probably be outside of Taos New Mexico. 25 miles outside of Taos New Mexico. No running water. No Electricity. No internet. No Coin Talk.
