That happens. That's nice and wide. Ideally you want to be able to see a small part of the next note. But for a dollar I would put this in a sleeve and hold it.
Looks real and it would be called a misaligned cut at the BEP. Protect and keep it safe as it looks to be in decent shape.
BEP has offered the 2017 uncut sheets (https://www.coinworld.com/news/prec...cut-sheets-of-series-2017-1-dollar-notes.html). The current information, so far, is the F-A block has been offered, which your note is not, so . . . Do you own this note? How did you obtain it? What are the exact measurements? If it is authentic, then it would demand a premium over face, IMO.

Also, place it in a currency sleeve to protect it. Then keep it out of the sunlight. Some people place such in a frame and hang it in a highly sun-lighted room. Not good on any paper products. Do not bend, fold it. If dirty do not try to clean it.
May have seemed like a measly tip when you got it, but that is not from a BEP sold sheet and as others have noted above it has some value based on the amount of misalignment when it was cut. I know you didn't get it from me - I only give out $2 bills as tips - preferably in multiples of $2!
There are all kind of odd ball notes, mis aligned notes aren’t that uncommon, but a cool find none the less
I needed to think this out. Then I remembered how crazy things are on Ebay Numismatically. So many crazy and uninformed people bidding on common PMD and in this case, a common Misalignment. Let us know how it does on Ebay if you decide to go that route.
