My rentals lease specify that the monies be directly deposited into specific bank account for that unit. The plus side is that any excuses about mail, loss, etc, or using all coins is eliminated for me. The only negative is that if the deposit was a check, their bank can have the check stopped, but that has happened only once and they quickly remitted once they read the penalties and legal actions in the lease. If it is really the owner who is doing this, I don't understand unless there is other things going on, as owners face enough expenses each time the unit turns over. We offer incentives for early renewal or for multiple year leases. However, managers hired by the owner has little to lose as they generally get paid a set fee per month per unit. I went through 4 managers before I found the current one who charges more for maintenance, but does it punctually. If it is a manager contact the owner. If the manager won't provide it, check at the county recorder,
Have it fixed and send him a copy of the receipt. The cost can be knocked off next month's rent. That's how we do it here I'm lucky though in that my landlord is a very reasonable man.

It is important as to the reason for failure. 3/4th of the time it is the fault of the tenant: Leaving an outside door open to the laundry room for the dog and pipe burst in a blizzard. Putting a beer bottle in the Disposal because they heard glass is good for them, wrestling in the living room and a window 'just' broke... They paid. Yeah we rent in a university town. Dishwasher leaked, microwave died, drain plugged, hot water heater failed ~ fixed ASAP and I paid.
So we are going to see if we can get the other guy who has keys to the place mad by showing him we have bunches of money laying around.
Haha, It's just the toilet. It doesn't ever stop running. I've tried many tricks to try and get it to stop. My landlord has an office with someone who accepts the payments. I just wrote on the bag of pres dollars. "Fix my toilet please." The lease agreement states that no repairs are to be made by the tenant and receipts will not be accepted as a form of payment for rent. It's more of an annoyance than anything. The landlord has been nothing but a pain in the rump. Our lease is up in two months and I figured he'd like to not pay such a lovely water bill. Oh well. Tried that. There is so much mineral deposit in the tank it needs replaced Also, it's not a balloon but some weird plastic thing. Funny enough. My wife just came home from work and told me that the landlord came by in the morning and replaced it. Awww.. success and no more waterfall! VICTORY IS MINE!!!
Kind of reminds me of a problem we had with landlord in Donets'k, running water all the time in water closet - couldn't get Ivan to fix it so just resorted to turning water off in bathroom unless had to use it. We got that fixed and then WiFi died. At least in the USA you have protective laws about fixing things.
That's a thought, but usually the deposit is returned after the unit is vacated. I would just return the deposit in the same method of payment with a smile
I wouldn't mind. Actually, would find it humorous. I know we aren't getting our security deposit back anyways. My wife and I bought some cobalt glass dishes from a garage sale and when we came home I tripped over something in the doorway. Needless to say the floor and the wall have embedded pieces of blue glass in them
